There are the obvious things to do just before a viewing:

  • Tidy up, clear all that clutter away. Remember the first impressions rule.
  • Mow the lawn.
  • Freshen up the air fresheners.

Some items that are less obvious:

  • Have a copy of the home details handy.
  • Get someone to take the dog for a walk. Barking dogs can put some buyers off.

An old favourite is to put some fresh coffee on. It does have a pleasant smell and makes a house seem more like a home. However, it has become so cliched that some buyers think that the smell may be used to cover another less desireable smell.
